- Flush the tank once a year — Drain a few gallons from the bottom of the tank to remove sediment. This improves efficiency and extends the life of your heater.
- Check the anode rod — This sacrificial rod attracts corrosion to protect your tank. If it’s heavily corroded (less than 1/2 inch thick), it needs replacing. This alone can add years to your water heater.
- Test the pressure relief valve — Lift the valve lever briefly — water should flow freely. If it doesn’t, the valve needs replacement.
- Inspect for leaks — Check around the base of the tank, connections, and the T&P valve for any signs of moisture.
- Adjust the temperature — 120°F is the ideal setting. Hot enough for cleaning, safe enough to prevent burns, and energy efficient.
When to Replace vs. Repair
If your water heater is over 10 years old and showing signs of failure (rusty water, strange noises, inconsistent temperature), replacement is usually more cost-effective than repair. New tankless water heaters use 30% less energy and never run out of hot water. Traditional tank water heaters start around $800 installed.
